Honorable Mention Award – New Hope Woodland Terrace
NJ Concrete and Asphalt Association - 2008

Pennoni Associates has received an “Honorable Mention” award from the NJ Concrete and Asphalt Association for its involvement in the New Hope Woodland Terrace Revitalization project. The award will be granted during an annual awards dinner at The Hyatt Regency Hotel in New Brunswick, NJ.

During Pennoni’s work on the New Hope Woodland Terrace Revitalization project, the firm offered major subdivision application and construction phase services for the 80-unit residential development. Pennoni prepared submission plans for Green Acres application, Treatment Works Approval (TWA) and BSDW permit application packages for sanitary sewer and water main extensions associated with the major subdivision. In addition, Pennoni developed stormwater management system design to control stormwater runoff. All stormwater design was in accordance with State stormwater rules utilizing BMPs as required to obtain a Coastal Area Facility Review Act (CAFRA) permit.

Over the course of the project, Pennoni employed a variety of innovative methods to improve cost efficiency. Many economic benefits were realized including, less shoring and dewatering expense, reduced labor expenditure, and a benefit to the project schedule.


Stormwater Best Management Practices Award- The Radian
Philadelphia Water Department, Office of Watersheds - 2007

Pennoni Associates is pleased to announce it has won the award for Stormwater Best Management Practices for its green roof design on The Radian, located at 3925 Walnut Street in Philadelphia. The project, being developed by University Partners, broke ground in May. This statewide program; hosted by the Philadelphia Water Department, Office of Watersheds; recognizes innovative stormwater best management practices in Pennsylvania.

The project integrates green roof areas into the public terrace level of a mixed-use facility that includes lower level retail space and a 13-story residential tower for student apartments, opening August 2008. The innovative strategy for stormwater management drains runoff from impervious areas of the roof into the green roof structure, maximizes the water retention on the roof, and controls the release rate into two underground stormwater management basins. Additionally, the plant design of the green roof will serve as a valued amenity to residents and the community at large. Pennoni also designed the streetscape and main entry courtyard for the development.

”This project is an example of how ecology, economics, and aesthetics can be balanced to satisfy not only the owner and the users of the building, but also broader environmental goals,” stated Marc Morfei, Philadelphia Senior Landscape Architect.

The project architect is Erdy McHenry Architecture. Roofscapes, Inc. served as subconsultant to Pennoni and provided key technical expertise for the green roof design.

 


Distinguished Award - Nipper Building
American Council of Engineering Companies New Jersey Chapter (ACEC/NJ) - 2005

Pennoni Associates recently received the 2005 Distinguished Award from the American Council of Engineering Companies New Jersey Chapter (ACEC/NJ) for design work done on behalf of the Delaware River Port Authority for the Brownfield Redevelopment of the Former RCA Building 17. The ACEC/NJ 2005 Engineering Excellence Awards program recognizes the best of the engineering and land surveying projects in the State of New Jersey.

Pennoni’s Environmental Technology was hired by the Delaware County Port Authority to complete a Preliminary Assessment/Site Investigation/Remedial Investigation for the former RCA facility and develop a Remedial Action Workplan under oversight of the New Jersey Department of Environmental Protection to remediate this former industrial facility to residential standards. Pennoni’s investigation and reporting of the environmental remediation on the Nipper Building enabled Dranoff Properties to secure the necessary funding to purchase and renovate the building, converting it into the viable and tax-contributing entity that it is today.

 


Design ’09 Housing Award of Merit- Samuel A. Ramirez Building- Tribeca, NY
Mid-Atlantic Precast Association - 2009

In October 2009, the Mid-Atlantic Precast Association (MAPA) bestowed the Design ’09 Housing Award of Merit upon the Samuel A. Ramirez Building Project Team. Working for client Architectural Precast Inc, Pennoni Associates provided specialty structural engineering design and detailing of a ribbed architectural precast façade on a nine-story building, located in the historical district of New York City, Tribeca.

Combining the area’s historic nature with its residential presence took careful planning along with the help of thirteen different precast window radii to match the 9-story structure's surrounding architecture. Dark red precast panels, designed with protruding fins reminiscent of turn-of-the-century warehouse architecture, provide a historic flavor to the building. The top floor features a row of smaller radius windows on fluted precast panels capped with a wide cornice, designed to be aesthetically compatible with the top floors on nearby buildings. With little room for a large crane and a 15-minute delivery window, the erection of the project was a true challenge. The project was erected in two weeks.

In total, over 110 pieces, or 12,000 sq. ft., of precast was used to preserve the essence of Tribeca's historic past.


Distinguished Award- The Greenbriar at Stonebridge Clubhouse
American Council of Engineering Companies New Jersey Chapter (ACEC/NJ) - 2010

Pennoni is pleased to have received the American Council of Engineering Companies New Jersey Chapter (ACEC/NJ) Distinguished Award for its work on the Greenbriar at Stonebridge Clubhouse.

The Greenbriar Stonebridge Clubhouse, the largest active adult community facility built in the state of New Jersey, was in the early phases of design when a dilemma arose regarding the type of HVAC system that would best serve this diverse and unique structure. The owner expressed a strong desire to install a series of residential HVAC units sized to accommodate each distinctive zone in the clubhouse; however, Pennoni realized that this plan would not be capable of meeting the HVAC needs of the facility. We were able to convey our concerns to both the owner and architect, facilitating collaboration in the decision of the final approved system. Pennoni proposed a unique HVAC system design that combined proven European HVAC technology with traditional components and features, centered upon “Variable Refrigerant Volume” (VRV) technology. The VRV system features a highly intelligent inverter-driven compressor that allows for individual control of up to 24 indoor fan coil units. Fully optimized to operate with R410A refrigerant, the system’s technology enables modulation of the output of the outdoor by the cooling or heating demands of the zones it controls. The VRV system has far exceeded the owner’s needs and expectations and has provided the following enhanced or additional features and benefits:

  • Precise zone temperature control within ± 1oF of the setpoint temperature.
  • Heat recovery function enables either cooling or heating from one system.
  • Keeps operating cost at an absolute minimum by controlling each zone individually.
  • Reduced energy usage and utility cost savings. System flexibility and expandability for future facility renovations or additions.

Elements requiring inspection and testing include reinforced concrete, structural steel, engineered masonry, EIFS, fireproofing and foundations.  Generally, the code requires performance of special inspection on all building structures, other than typical one- or two-story residential construction.  Pennoni’s team of qualified professionals, inspectors and technicians has extensive qualifications and experience providing these services, supported by accredited laboratories and a multi-disciplined engineering firm.

James J. Maddonni, PE, PLS, CME

James J. Maddonni, PE, PLS, CME, serves as Vice President and Principal-in-Charge for Design/Build.  Jim first joined Pennoni Associates in 1971 and worked until 1984 when he left to own and manage his own consulting engineering firm. He did so for more than 22 years before merging with and rejoining Pennoni Associates in 2007. He has extensive experience in providing civil engineering services for residential, industrial and commercial land development projects, covering all aspects of design from initial planning and project layout to final detailed design. Jim earned his Civil Engineering degree from Drexel University, and is a licensed Professional Engineer in New Jersey, a licensed Professional Land Surveyor in New Jersey, and a Certified Municipal Engineer.

 Jim is a member of the American Society of Civil Engineers.

 


Todd Stager, PE

Todd Stager, PE, serves as Office Director for State College, PA. Mr. Stager has more than 19 years of diverse professional experience in civil and environmental engineering, which includes design, consulting, construction and project management. His experience includes site design for energy, commercial, government, industrial, educational, and residential clients. Mr. Stager has provided implementation support for services in the natural gas industry, ensuring superior service and project delivery. He has become heavily involved in the permitting, design and construction of well pads, impoundments, pipelines and compressor stations in support of site development for upstream and midstream companies in the Appalachian Shale Play. Mr. Stager has experience with those projects that require a unique strategic approach, negotiations and government relations. A graduate of the Pennsylvania State University, he is a member of PIOGA and supporter of Marcellus Shale Coalition.


Glenn O. McAllister, PLS

Glenn O. McAllister, PLS, serves as Vice President and is Principal-in-Charge of Survey Services.  Glenn is responsible for quality control of the survey activities of the firm, and has many years experience in the management and operation of major surveying assignments including multi-disciplines projects in commercial, industrial, and residential development.  Glenn joined Pennoni Associates in 1981. He has instructed courses at Atlantic County College and seminars at Gloucester County College, for the New Jersey Society of Professional Land Surveyors and Pennsylvania Society of Professional Land Surveyors.  He has also co-authored and instructed boundary courses for the National Business Institute as well as co-instructed a surveyor review course at Rutgers University.  Glenn is a licensed Professional Land Surveyor in Pennsylvania, New Jersey and Delaware, as well as a licensed Professional Planner in New Jersey.

Glenn is a Fellow and a past Director at Large for the New Jersey Society of Professional Land Surveyors, past Chapter Director of the New Jersey Society of Professional Land Surveyors, past President of the Surveyors’ Association of West Jersey and past Vice President of the Professional Land Surveyors of South Jersey. He currently serves as a member on the Survey Advisory Committee for Gloucester County College.

 


Andrew Bennett, PE

 Andrew Bennett, PE, serves as Regional Vice President for Pennsylvania North and West, as well as Office Director for the firm's office in Lehigh Valley, PA. He is responsible for client service and business development efforts for the Wilkes-Barre, State College, Mechanicsburg, Monroeville, and Uniontown offices, as well as the management, growth and success of the Lehigh Valley office. He joined Pennoni Associates in 2005 and has a wide variety of civil engineering experience, specializing in stormwater management and erosion and sedimentation control. Mr. Bennett's project experience includes, designing, permitting, and constructing residential subdivisions, commercial and industrial facilities, solid and aqueous waste management facilities, large earth embankments, and power generation facilities, performing geotechnical and hydrogeologic investigations and analysis, site investigations and remediation projects, and traffic impact studies. He is a member of the American Society of Civil Engineers and a Board member of the Pennsylvania Infrastructure and Technology Alliance.


Ronald A. Mislowsky, PE

Ronald A. Mislowsky, PE is Office Director for Pennoni’s PHR+A Winchester division.  His responsibilities include the coordination of all of the marketing, sales, operational and financial oversight for the Winchester based projects, and directing the activities of a staff of engineers.  He has successfully managed design projects in the areas of residential, commercial and industrial land development and site planning; stormwater conveyance and detention; transportation planning and design; and municipal sewer and water improvements.  He has been with PHR+A for 23 years.  He is a graduate of The Virginia Military Institute with a Bachelor of Science in Civil Engineering and after graduation served in the United States Navy as an officer in the Submarine Forces.  Ron is a Licensed Professional Engineer.

Ron is a member of the American Society of Civil Engineers, the Virginia Society of Professional Engineers and the Top of Virginia Home Builders Association.  He is also a member of the City of Winchester Economic Development Authority and Chairman of the City’s Community Development Committee.  He also served for six years on the Winchester School Board.

Environmental services such as due diligence, remediation and permitting are all important components of development and growth today.  Pennoni’s Environmental Technology consists of environmental, civil and chemical engineers, geologists, industrial hygienists, and environmental scientists experienced in performing a wide range of environmental support services. Our client base includes financial institutions, commercial and residential developers, municipalities, and law firms. 

Pennoni’s environmental professionals can provide a complete scope of services including Phase I environmental site assessments for due diligence, Phase II soil and groundwater investigations, remedial alternative analyses, and remedial design and implementation for in-situ and ex-situ remediation of soil and groundwater.

Our Environmental staff is qualified and experienced in providing hazardous materials surveys, asbestos, lead-based paint, mold, and PCB management, indoor air quality studies, and health and safety planning.  Pennoni has a working relationship with area regulatory agencies and can provide air permitting, solid and hazardous waste management, underground storage tank management, as well as, agency negotiations, and expert testimony/litigation support services.  We also have experience with environmental impact statements, endangered species and wetland delineations/mitigations, compliance audits, and landfill investigations/closures.
