Tasty Baking Company has manufactured snack-sized, prepackaged desserts for over 100 years. In 2009, Tasty Baking Company moved its state of the art bakery to the redeveloped Navy Yard in Philadelphia.
Liberty Property Trust developed a 354,000-sf production and distribution building on a 24-acre site for the Tasty Baking Company. The building is a certified LEED® (Leadership in Energy and Environmental Design) Silver project. The former Brownfield site is inside the 26th Street gate to the Philadelphia Navy Yard in South Philadelphia.
Challenges related to the design for the project stemmed from the former Navy utility infrastructure. New infrastructure within the site limits and utility mains within 26th Street were required to adequately serve the subject site and surrounding premises and replace the aging Navy Yard infrastructure. The existing storm sewer was located within the footprint of the building. A temporary sewer was designed to allow the construction of the building advance during the design and permitting of the new 26th Street storm sewer, sanitary sewer and water main and provide storm drainage to the area. The building location was critical to allow the use of an existing 26th Street railroad crossing for a new rail siding at the distribution side of the building while providing proper truck court clearances for maneuverability.
